These Terms of Use govern access to and use of the Ursus Financial Group LLC ("Ursus," "we," "us," or "our") website. By using the website, you acknowledge these terms. If you do not agree, do not use the website.

2. Permitted use

You may use the website for lawful, personal, and legitimate professional-information purposes. You are responsible for your use of the website and for the accuracy and lawfulness of information you submit.

3. Informational nature of website content

Website content is provided for general educational and informational purposes. It is not a complete description of any product, service, strategy, account, transaction, eligibility requirement, risk, fee, agreement, or legal obligation. Decisions should not be based solely on website content.

4. No relationship created

Visiting the website, sending an email, calling Ursus, or submitting a form does not create a client, investment-advisory, fiduciary, brokerage, insurance, precious-metals, real-estate, custodial, tax, legal, accounting, referral, or other professional relationship. Any relationship or obligation requires appropriate review and, when applicable, a written agreement.

The website does not provide securities, investment, tax, legal, accounting, or real-estate advice, and no content should be treated as an individualized recommendation. Ursus and Jason H. Poff are not currently registered to provide securities brokerage or investment-advisory services. 6. Availability, eligibility, and written agreements

Any service, product, strategy, professional relationship, or transaction discussed on the website is subject to individual eligibility, applicable licensing and authority, state availability, carrier or provider appointments, product availability, custodian and provider requirements, written agreements, and applicable law. Website content is not an offer, promise of acceptance, or guarantee that a product, account, service, or transaction is available or appropriate.

7. Insurance and annuity information

Insurance and annuity information is general and does not constitute a policy illustration, contract, or guarantee by Ursus. Product features, costs, restrictions, surrender provisions, exclusions, and availability vary. Insurance and annuity contractual guarantees are obligations of the issuing insurer and depend on that insurer’s claims-paying ability. They are not guaranteed by Ursus.

8. Physical precious metals

Physical precious metals can rise or fall in value and may result in loss. They are not cash equivalents, bank deposits, or principal-protected products. Purchases and sales may involve premiums, bid-ask spreads, commissions or other fees, storage and insurance costs, processing time, shipping risk, and settlement time. Market conditions may affect availability and liquidity. Past performance, historical commentary, or educational examples do not guarantee future results.

9. Self-directed retirement accounts

Self-directed retirement accounts are administered by independent custodians. The custodian—not Ursus—must approve and administer account transactions. Only eligible assets may be held, and each investor, account, custodian, asset, and proposed transaction must satisfy applicable requirements. Not every precious-metals or real-estate transaction will qualify.

Visitors must consider liquidity needs, expected property-purchase timing, premiums, spreads, fees, processing and settlement time, valuation changes, asset eligibility, custodian procedures, and the risk of prohibited transactions. Liquidation proceeds intended for a later property transaction must be returned to and administered through the account’s approved process. Ursus does not determine tax or legal consequences. Independent tax and legal guidance should be obtained before establishing, funding, allocating, liquidating, or directing a self-directed retirement account transaction.

10. Limits of Ursus’s role

Ursus does not act as a real-estate broker, real-estate agent, property manager, custodian, trustee, attorney, certified public accountant, or tax adviser. Coordination with a custodian or another professional does not make Ursus responsible for that party’s work, approval, advice, services, or obligations.

11. Accuracy and timeliness

We seek to present useful information, but website content may be incomplete, outdated, or contain errors. Laws, market conditions, products, provider requirements, licensing, appointments, availability, and other facts may change. We may correct or update content without notice and do not promise that every item will remain current at all times.

12. Intellectual property

The website’s design, text, graphics, logos, branding, and other original content are owned by or licensed to Ursus and are protected by applicable intellectual-property laws. You may view and print reasonable portions for personal, noncommercial use. No other copying, republication, distribution, modification, or commercial use is permitted without prior written authorization from the applicable rights holder.

• Use the website unlawfully, deceptively, fraudulently, or to violate another person’s rights.
• Attempt to gain unauthorized access to the website, accounts, systems, data, or integrations.

• Submit false, infringing, harmful, or unlawfully obtained information.
• Misrepresent an affiliation with Ursus or use Ursus content or branding in a misleading manner.

The website relies on or may link to third-party services and resources. Those parties control their own content, systems, availability, terms, and privacy practices. A reference or link does not constitute a guarantee or endorsement, and Ursus is not responsible for third-party acts, omissions, content, security, or services.

To the fullest extent permitted by applicable law, the website and its content are provided on an "as is" and "as available" basis without warranties of any kind, whether express, implied, or statutory, including warranties of accuracy, completeness, merchantability, fitness for a particular purpose, title, noninfringement, availability, or freedom from harmful components.
